Woodlake homeowners are subject to the covenants of the Woodlake Community Association (WCA), Owen Brown Community Association, and Columbia Association.

Exterior alterations to Woodlake townhomes require both WCA Board of Directors approval and Owen Brown Residential Architecture Committee (RAC) approval. The Owen Brown RAC will only consider applications from WCA homeowners when those applications are first approved by the WCA Board of Directors.

Exterior alterations made without prior approval of the Owen Brown RAC are in violation of the Covenants, and therefore are made at the homeowner's risk.

Covenant references to "exterior alterations" include exterior maintenance. An approved application is required regardless of whether the alteration conforms to architectural guidelines (such as paint colors). There are no de facto approvals. This allows the WCA Board of Directors to manage the transition between architectural standards. References to "approved" in the context of architectural guidelines should be interpreted by Woodlake homeowners as shorthand for "deemed generally acceptable by the Owen Brown RAC, but nonetheless requiring a formal application and subsequent RAC approval".

New exterior townhome colors were approved for Woodlake in 2005.
